Through XL's staff, the firm’s CEO, Mr. Dylan Pichulik, was the only one who responded immediately, met us safely for a face to face meeting, and described his firm and its services while providing references. XL staff members specialized in each phase of the transition as we rehabilitated the unit for tenancy, prepared the lease agreement, and handed over the keys to them. XL now fully controls all aspects of our unit and the tenants. XL’s accounting provides monthly financial statements, and its staff responds quickly with answers. My family and I hope to enjoy a fruitful long-term business relationship with Mr. Pichulik and XL.

Moe Moe: Absolute horrible service. Especially Carl, They just wash their hands of any and or all responsibility. Always have an excuse or reason not to do their job. If they spent half the time making excuses to not work, the problem would have been addressed. I would give Zero stars if I could. I have lived under slum lords who worked faster. If your the tenant calling about any emergency, the countdown for them to end the call ASAP begins. You will get shut down again and again.So many Fake Reviews are posted below. There is a reason behind that.

James Yurwitz: I’ve had the great fortune of working with the Citadel team for just about 5 years now. Michael, Mark and Carl have always worked hard to take care of our building.

Susan Z: I have worked frequently with Mark and Carl for the past 3-4 years and both of them are professional, competent, concerned and prompt in their responses. Carl is usually the initial contact person and he has always been polite, kind and ready to swing into action to solve problems even readily available on his cell phone during nights, weekends and holidays. Carl is a gentleman who is a pleasure to work with and a person who consistently demonstrates reliability and integrity. As a property owner, I am always comfortable calling their office as I know I will be treated well and issues will be quickly and thoroughly addressed.

Stephen D: Horrible Property Management company. This is probably the only real review on here so BEWARE. Our building was so much better before they took over. We now have security issues, trash issues, and the elevator is always out. They takes days, sometimes weeks to fix our ONE elevator. And by fix, I mean "fix", because it's constantly broke. The assistant manager, Carl Redling, who we are supposed to deal with is rude, unresponsive, and actually blocked my calls. He should be fired. If you are looking to buy or rent and see Citadel Property Management, RUN.

They are particularly adept at addressing complex code and filing issues before they become problems and always look out for the wallets of the residents they serve.

Lewis Caviness: We were very fortunate to rent an apartment from Building Equity Management. They helped us find a great apartment in Washington Heights that we love. Their team is very helpful and responsive, and they quickly resolved any issues that have arisen. If you are looking an apartment and find one listed through BEM, you should jump on it.

Antonio Ortega: If you have a latino name they don't even bother to respond to you. I asked them to see an apartment they published in streeteasy a few hours after they published it and they did not even respond..

Albert Garcia: Ever since Building Equity Management has taken over my building, they've made several improvements. The smell of fresh paint in the lobby is just the most recent example. They've also fixed the front door entry and added security cameras in all of the halls which has stopped the package theft we experienced in previous years. Would definitely rent from them again!

Numerous capital improvements were made during our four year stay: hot water heater booster to help temperature and water pressure for upper units, a Carson virtual doorman system with locked package cage, and solar equipment on the roof to ensure they were being more environmentally responsible as well. If you are reading this considering an apartment that BEM manages, know that you have most likely never rented from a a company as thorough and responsive as this one. Seriously. That good.

They've done great start to finish: flat was in great condition, they were quick with any small requests, and no issues whatsoever upon move out and getting back the deposit. Importantly, we had to move out early due to COVID and they were accommodating in finding a mutually beneficial solution.

Maria diMayorca: dust and rusty screws. It took them two weeks to get a plumber to fix the pipe and then I had to wait for the ceiling to be repaired. I couldn't use the oven or stove for a month and half because the "appliances services" they send will show up at random during working hours and will not schedule a time in advance or cooperate with the super. The refrigerator is broken and they sent the "appliance services" who said we need a new refrigerator. They have not answered an email in weeks and apparently intend not to replace the refrigerator ever.

john miller: Linda is literally the most improfessional agent. I have contacted her regarding an apartment on streeteasy and she never responded. I asked my assistant to inquire about the apartment and she also never received a reply. What is the point to use agents for a listing if they never respond to inquiries. I personally feel bad for the owners listing their apartments with an agent not looking to the owners best interests

I called the switchboard and their receptionist actually huffed and sighed that she had to take a message then she literally laughed when I told her I have left several messages for the same person that does not return my calls. What a joke.

Sophia N: Douglas Elliman PM is an absolute atrocity of a company. We have been without heat in our bedroom ALL winter in NYC. It took months of calls, emails, complaints, and reports to 311 to FINALLY get heat in the spring time. Promised concessions for the inconvenience of this issue have not been met and now management states they never agreed on the discount they said they would give to us. A measly $250 concession in an overpriced apartment is NOT enough to cover 4 months of no heat in winter with temperatures dropping below 20 degrees. Keep in mind, this is only ONE issue with management. And not to mention, illegal.Emails are not responded to. Calls are continuously ignored. We moved into a dirty, unkept apartment with a broken oven that leaked gas, a microwave with a broken handle, tears and holes in the walls, a dirty toilet, clogged sinks and drains, a broken exhaust fan in the bathroom. Keep in mind, we didn't know about these issues, as we had a viewing of the apartment while the old tenant was living here. We couldn't move in on the date the renters initially shared with us because they stayed that they needed a week to clean the apartment... which they clearly did NOT do. We don't even have a working door bell nor intercom. There's an intercom downstairs in the main lobby, but don't let that fool you. It doesn't actually work for any tenant in the building. There's nothing connected to the rooms. This is another illegal issue with the building based on NYC law.I deeply regret moving into a building run by such an incompetent business.

Livingston Management Services: what do users think?

Mike K: Worst management company. Steer clear of any building managed by them. They only contact you when the rent is due. Nothing ever got fixed or dealt with. Broken elevator for weeks and leaking ceiling never got fixed and many more in just one year of occupancy. We moved out a month early just cut ties with livingston management!

Claire Townsley: Terrible management; unresponsive and unhelpful

Junghee Cho: This company replaced my building's old management company, which was Noam property management, and the contrast is like night and day. These people never answer/return calls/emails, and when they do email, it's from a generic admin without any name attached to it. I emailed them 3 times regarding renewal of my lease and they have not responded. They also announced the takeover of the management on 1/1, which was the first day their management started, without any advance notice to the residents. People who paid January rent 2-3days before that received late notice and the management didn't take care of the issue for weeks. Most incompetent and not caring company ever.

Luis Angel Rodriguez: this company is a sham they do not return phone calls or emails and basically ignore you. I attempted to contact them numerous times regarding a rental and they never ever returned or replied to my emails. so if you're looking to rent, go somewhere else cause they don't give a hoot about your concerns.

Laura Kunkel: . They refuse the turn on the security camera in our building. They are literally no help and your life will be a living hell. DO NOT LIVE HERE.

Avery Camp they-them: I’ve only had this management company for 2 months, and I already miss my old company. Livingston charges ILLEGAL fees for Visa cards — $118 per visa transaction. So spend $50 towards rent? Still pay another $118 fee. This is absolutely illegal in the state of NY, and if they are so confident breaking the law, I can only imagine how many other laws and tenant violations this company is breaking. My old building is already in decline, and I’m not looking forward to how much more it’s going to fall apart under Livingston. Let the rat, mold, roach fest begin 🤦🏻‍♂️

Ian Edelman: this isn’t a real company. they took over my current buildings management and do not answer their phones or respond to requests. 0 stars! avoid at all costs
